Most of the oceanfront in the Hamptons is consumed by upscale expensive homes, sometimes multi-zillion dollar mansions. This often limits non-oceanfront homeowners from ready access to the beach, requiring them to travel to the town beaches by car. There is one community of homes whose owners have access to a private stretch of oceanfront called Beach Hampton in the Amagansett dunes from Mako Lane (off Bluff Road) to Napeague Lane (off Montauk Hwy) stretching down to Marine Blvd. on the ocean.
The hurricane of 1938 wiped out many of the beach homes and cottages in the area. Beginning in the 1970's, the large tract of vacant land was slowly sold in small lots and a community of more modern beach homes started to come to life. At the beginning of 1970, you could have bought a modest new 4-bedroom home on 1/4 acre starting in the low $30k range or about $7-8k for 1/4 acre of land. Today, that same 1/4 acre, if you could find it, would be worth $1 million or more.

The more modest homes (which are in need of renovation or tear down) generally command over $1 million for a small 1/4 or 1/3 acre property. Most of the nicer non-ocean front properties sell for about $1.5 to $3 million. Some of the glorious homes on the ocean built years ago or more recently are in the multi-million dollar range.
This is a special beach community in the wonderful village of Amagansett which is now more popular than ever. All homes are a short hop, skip and jump to the wide ocean beach with lovely sand dunes dotted with lush sea grass. The beach is rarely crowded and certainly not like the crowds at the town beaches. If you are a beach lover who wants to own a beach home within a short walking distance of one of the most beautiful beaches in the world, the Amagansett dunes may be just your cup of tea. Of course, the price of admission is no longer a bargain. Sad to say, but few real estate bargains exist today in the playgrounds of the Hamptons, especially if you want to be south of the highway!
